Brookfield has acquired 100 percent of a 10.5 million square foot industrial and logistics portfolio from ESR India, marking its foray into industrial and logistics real estate in India. As part of the transaction, Brookfield committed 4,300 crore rupees (about $450 million) toward the acquisition and the future development of the portfolio.
The portfolio spans more than 400 acres across six metro clusters, with eight Grade A parks in Mumbai, Pune, Delhi-NCR, Chennai and Kolkata. The operating portfolio is about 98 percent leased to e-commerce, third-party logistics and light manufacturing occupiers. ESR India will continue to manage the properties in the near term for operational continuity.
Brookfield already has over $13 billion in Indian real estate in office and hospitality. Deputy CIO and APAC/Middle East real estate head Ankur Gupta framed the deal as deepening that footprint into logistics and industrial. The purchase follows earlier Brookfield investments in ESR properties in Asia Pacific over the past year.
