CapitaLand Investment has unveiled CapitaLand Data Centre Chennai 01, in the Ambattur area of Chennai, which will deliver 53MW of gross power capacity on completion by the end of 2026, Datacenter Dynamics reported. The facility offers 34MW of IT power across 13 data halls and is jointly held by CapitaLand India Trust and the CapitaLand India Data Centre Fund. It is the first data centre development in Tamil Nadu by the listed fund platform.
The project has been a long time arriving. CapitaLand signed a memorandum of understanding with the Tamil Nadu government in 2021 and announced plans for a 55MW facility the following year, originally set to go live in 2025. CLINT chief executive Gauri Shankar Nagabhushanam put total planned investment at approximately 1,940 crore rupees, describing the development as a milestone in the trust’s diversification into digital infrastructure aimed at hyperscale and enterprise customers.
The Chennai opening follows CLINT’s first data centre in Navi Mumbai, a 108MW facility completed in 2025 and fully leased to a leading global hyperscaler. Read together, the two sites map the fund’s India sequence: prove the model with a single hyperscale tenant in Mumbai, then build for a broader customer mix in Chennai, where CapitaLand has operated business parks since 2004.
