Clarion Partners has completed the final close of Clarion Europe Sale-Leaseback Fund III, securing 552 million euros in equity commitments from institutional investors across Europe, North America, the Middle East and Asia, alongside sponsor co investment. Including debt, the vehicle has total investment capacity of about 1.1 billion euros. Threadmark acted as global placement agent.
The fund follows a core plus strategy: buying institutional grade assets fully let to high credit tenants on long term, inflation linked contracts, in sale and leaseback transactions that release capital for the operating companies that own them. It will report under Article 8 of the European Union Sustainable Finance Disclosure Regulation.
About 30 percent of available capital has already been deployed or allocated. To date the fund has acquired 10 properties totalling about 123,000 square metres across Germany, the Netherlands, Portugal and the Czech Republic, spanning office, supermarket, industrial and logistics assets, primarily through off market deals.
Sale leaseback is financing dressed as a property trade: the seller keeps operating the asset, converts a balance sheet property into cash, and takes on a long rent obligation in exchange. A third vintage closing above half a billion euros says both sides of that trade remain active in Europe, corporates monetising real estate and investors buying long, indexed income.
